The 40-acre commercial/industrial development was planned and designed by Hall & Hall Engineers, Inc. (HHE). The site presented significant challenges, including three major drainage features traversing the property. HHE’s team approached these constraints strategically through master planning to successfully create 12 viable building sites while carefully integrating the existing drainage corridors into the overall layout.
Several innovative civil engineering solutions were key to unlocking the site’s full potential. These included a custom wye-configured culvert that provided critical access across converging drainage channels, allowing building sites to be developed where access would otherwise have been restricted. In addition, a stormwater retention basin was designed to serve a dual purpose - meeting stormwater management requirements while generating essential earth spoils to elevate and prepare the building pads.
Through these creative and efficient design solutions, HHE maximized the development yield and delivered the highest possible value for a site with complex natural constraints.
